This is the obvious question that people ask me. In fact, everyday I receive several queries like this from my friends and social media contacts. Well, Let me answer you this question in very detail. I mean let us today discuss that why people sell their profitable websites and blogs?

In fact, I am a professional website flipper and I have personally developed several websites in mu life and later on sold them for huge profits. Now, the question is that if all of those web properties are really profitable and cashflow generating than what is the need of selling them?

Well, here are the few reasons why website owners sell their profitable websites?

01) Need of Urgent Cash

This is the commonest reason why people sell their valuable and profitable web properties. They need some urgent cash for various purposes and they don’t have any other option to raise money except selling their websites. Almost half of the people around the world sell their profitable websites and blogs for this reason only.

02) For Fun and Adventure

I personally fall in this category. I don’t like to earn money in the simple and traditional way. I mean I don’t like to work hard at the job place to earn those paychecks. Instead of that I personally love to make money in some exciting way and Website flipping is the most exciting money making opportunity for me.

03) Website owner is no longer interested in the same niche

It is quiet possible that the owner of the website is working hard in the same niche for years and he is no longer interested in the same niche. He wants some change in his life and this is the reason why he wants to sell his website and move to some other niche. I know several website flippers around the world who work very hard and sincerely on their website or a blog for a year or two and after that by selling it they move on to some other niche.

04) The Webmaster wants to start a new venture and want to raise some quick cash

Sometimes it is quiet possible that a web master wants to start a new venture and for that he wants to raise some quick cash. This is because not the everyone can find a venture capital fund or the angel investor to fund their new start-up venture and this is the reason many website owners sell their property even if it is a profitable.

The valuation of any web property is always much higher than its cashflow generating capacity. Say for example, just think about the apartment house which gives you $ 1000 of monthly rental income. How much it will cost you to acquire it? Not more than $ 150,000 right? The valuation of any website is also like the same. I mean you don’t realize huge profit unless you sell your web property.

06) To Travel the World

Now this is my favorite. Many website owners sell their profitable blogs and websites because they want to travel the world. They want to enjoy their life and what else can be a great money making opportunity than selling their profitable web property? Many of my friends have successfully sold their website businesses because they wanted to travel the world and enjoy their life like anything.

07) To Take the Early Retirement

I have personally sold my entire 100 profitable websites portfolio for US$ 3.5 Million in Jan 2010 to a multi-million dollar dot com company to take the early retirement at the age of 28 years only and many website owners sell their valuable asset after working on it for years to take the early retirement and take a rest or change in the life.

I know several other website flippers around the world like me who have also followed the same pathway.

08) To buy a New Home

This is also a one of the common reason. I mean not the every website owner can buy the home by paying full payment but at least they can raise money for the down payment of their new apartment. Raising few thousand dollars to put a down payment by selliing your website  is not the difficult thing to do.

Many of my friends have sold their profitable websites for $5000-30000 to raise money for the down payment to buy a new house for their family and you can also do the same thing.

Selling a Profitable Website for a Huge Profit is an Art

When it comes to sell a website, it’s an art. Not the all the website owners can master this art. Most of the time the website owners of the valuable websites end up selling their websites with very low valuations. don’t let this happen to you. After all you have worked hard for literally years on your website than you must be rewarded with the huge profit when you sell it.

So in conclusion, there are several major and minor reasons to sell a website even if it is a profitable. Remember that the valuation of any website is around 3-7 times its annual revenue. so suppose if your website generates $ 1000 every year than it’s valuation can be anywhere between $ 3000  to $ 7000. So keep in mind this simple and basic valuation criteria before selling your website.

My Business Plan of Selling a Website for $ 1 Million

I don’t want to do any small to medium sized website flips anymore. Now onwards I will only focus on 7 figure website flipping. I mean a website or a blog having net worth of $ 1 Million. In other words,  I am talking about building a website or a blog out of scratch and sell it for a whooping $ 1 million after working on it for few years.

Now, here I will reveal you my own plan of 7 figure website flipping. Well, I personally don’t want to take any stress in my life anymore and that’s why I will do it in very usual and smooth manner.

So How a Million Dollar Website Selling works?

Well, see a website or a blog is a business. It’s not just the virtual space but it also provides value to the people around the world and generate a cashflow for you. According to international business standards, the valuation of any business is roughly 3-5 times it’s annual revenue.

So to build a million dollar website I don’t need to generate a million dollar income from it every year. but I need to generate sufficient income every year from that website by multiplying it with a factor of 3-5 can make a million dollar? Don’t understand? Well, let me explain you this by the Example.

Well, suppose you own some Asset right? and now that Asset generates $ 1000 of annual income. So according to international business standards how much the valuation (net worth) of that Asset. Well it can be anywhere between $ 3000-5000. This is the standard rule of valuation and the valuation of any asset around the world such as stocks, real estate, businesses or any other asset is calculated in such a manner by finance gurus.

So if we do the simple maths than if I can build a website or a blog that generates US$ 200,000 to $ 330,000 every year than by multiplying these figures with 3-5 can make it’s valuation to US$ 1 Million right? So let’s take the mid figure of US$ 250,000.

So I need to develop a website or a blog out of scratch in such a manner that it can generate average US$ 250,000 every year. If I can do this than  I can sell my that website business for US$ 1 Million or more.

How Will I chose a Niche for my Million dollar Site Flipping?

Well, the first thing is to chose a profitable niche in which already other people around the world are making money.  The following 3 niches are the huge and hottest money making niches.

01) Health & fitness

02) Money & finance

03) Dating & relationships

I will personally plan to chose any one of the above niche. Well, I don’t like to chose broad niche for my next website flipping venture. I am planning to chose highly specified and narrowed niche. In other words, I am not planning to launch the encyclopedia on Money and finance. but I am planning to narrow down my niche such as,

- Get out of Credit card debt

- Weight losing tips for pregnant women

- Investing in mutual funds

- Debt Consolidation help

- Diabetes and fitness

- And many others like this……

The key is to chose a niche which is highly specific and there is a huge demand for some kind of quality information product in that niche.

Choosing a Domain Name for my Million Dollar flipping

Of course, I will buy a domain name from GoDaddy.com. Because it’s the best. I will look for the following domain names.

- Keyphrase.com

-Key-phrase.com

-KeyphraseXYZ.com

- XYX Keyphrase.com

Suppose if I don’t get these domain names for my next venture, I will buy them from domainers. I am willing to pay as high as US$ 10,000 per domain name for my this venture because choosing a perfect and short domain name is the key of success in the website business. I don’t mind investing $ 10,000 for buying the desired domain name as I am going to make much more money than this.

Installing a Website on the Web Host using Joomla

Once I will buy a domain name, I will install a unique website template on the web host. I use HostGator.com as my favorite host. I will use Joomla to build my own unique website template. Many of you may never heard about Joomla. Well, let me tell you that it’s the best software to build and manage your own website and its content.

And on the top of this it’s a free software to use. So go for it.

Choosing an Affiliate Product to Promote to generate income from the website

The next very important step is to find some good digital information product to promote that perfectly fits in my niche. I will chose these products from the following 2 marketplaces.

01) Clickbank

02) Commission Junction

As both of the above are the reputed marketplaces to find good affiliate products online. I will also do some market research on the internet to find out that which kind of digital information products in any niche sell more than the others. In other words, I will find out out that which kind of product in my niche is in high demand and after doing thorough market research I will chose a good and quality product for my website business.

Creating Unique and Interesting Content for my Website Business

Now comes the very important part and that is content creation. As I personally don’t like to write in niches about which I am not passionate about so I will hire 2-3 good high quality freelance writers to write excellent unique articles for my new venture.

Remember that the content is the king. And if you can create unique and interesting enough content than the sky is the limit for making money online for you. I am also planning to pay US$ 5 per article to the quality freelance writers. I know that this will be a really high cost but according to the size of the venture, this is an Investment.

Doing the Social Media Marketing of my Website

Now comes another important part of the entire venture and that is website marketing. We do website marketing to drive a targeted web traffic. there are several ways to market your website and content but I personally prefer the social media sites to market my content and websites such as,

- YouTube

- Digg

- Delicious

- StumbleUpon

- Facebook

- Twitter

Obviously Google is outstanding source of web traffic but it takes a time to build the natural links and drive a targeted organic search engine web traffic and this is the reason I personally prefer Social media websites to drive a huge web traffic. Believe me, social media is the excellent way to drive a web traffic and build a popularity of your website business in a short period of time.
