My Business Plan of Selling a Website for $ 1 Million

I don’t want to do any small to medium sized website flips anymore. Now onwards I will only focus on 7 figure website flipping. I mean a website or a blog having net worth of $ 1 Million. In other words,  I am talking about building a website or a blog out of scratch and sell it for a whooping $ 1 million after working on it for few years.

Now, here I will reveal you my own plan of 7 figure website flipping. Well, I personally don’t want to take any stress in my life anymore and that’s why I will do it in very usual and smooth manner.

So How a Million Dollar Website Selling works?

Well, see a website or a blog is a business. It’s not just the virtual space but it also provides value to the people around the world and generate a cashflow for you. According to international business standards, the valuation of any business is roughly 3-5 times it’s annual revenue.

So to build a million dollar website I don’t need to generate a million dollar income from it every year. but I need to generate sufficient income every year from that website by multiplying it with a factor of 3-5 can make a million dollar? Don’t understand? Well, let me explain you this by the Example.

Well, suppose you own some Asset right? and now that Asset generates $ 1000 of annual income. So according to international business standards how much the valuation (net worth) of that Asset. Well it can be anywhere between $ 3000-5000. This is the standard rule of valuation and the valuation of any asset around the world such as stocks, real estate, businesses or any other asset is calculated in such a manner by finance gurus.

So if we do the simple maths than if I can build a website or a blog that generates US$ 200,000 to $ 330,000 every year than by multiplying these figures with 3-5 can make it’s valuation to US$ 1 Million right? So let’s take the mid figure of US$ 250,000.

So I need to develop a website or a blog out of scratch in such a manner that it can generate average US$ 250,000 every year. If I can do this than  I can sell my that website business for US$ 1 Million or more.

How Will I chose a Niche for my Million dollar Site Flipping?

Well, the first thing is to chose a profitable niche in which already other people around the world are making money.  The following 3 niches are the huge and hottest money making niches.

03) Dating & relationships

I will personally plan to chose any one of the above niche. Well, I don’t like to chose broad niche for my next website flipping venture. I am planning to chose highly specified and narrowed niche. In other words, I am not planning to launch the encyclopedia on Money and finance. but I am planning to narrow down my niche such as,

- Get out of Credit card debt

- Weight losing tips for pregnant women

- Investing in mutual funds

- Debt Consolidation help

- Diabetes and fitness

- And many others like this……

The key is to chose a niche which is highly specific and there is a huge demand for some kind of quality information product in that niche.

Choosing a Domain Name for my Million Dollar flipping

Of course, I will buy a domain name from GoDaddy.com. Because it’s the best. I will look for the following domain names.

- Keyphrase.com

-Key-phrase.com

-KeyphraseXYZ.com

- XYX Keyphrase.com

Suppose if I don’t get these domain names for my next venture, I will buy them from domainers. I am willing to pay as high as US$ 10,000 per domain name for my this venture because choosing a perfect and short domain name is the key of success in the website business. I don’t mind investing $ 10,000 for buying the desired domain name as I am going to make much more money than this.

Installing a Website on the Web Host using Joomla

Once I will buy a domain name, I will install a unique website template on the web host. I use HostGator.com as my favorite host. I will use Joomla to build my own unique website template. Many of you may never heard about Joomla. Well, let me tell you that it’s the best software to build and manage your own website and its content.

And on the top of this it’s a free software to use. So go for it.

Choosing an Affiliate Product to Promote to generate income from the website

The next very important step is to find some good digital information product to promote that perfectly fits in my niche. I will chose these products from the following 2 marketplaces.

01) Clickbank

02) Commission Junction

As both of the above are the reputed marketplaces to find good affiliate products online. I will also do some market research on the internet to find out that which kind of digital information products in any niche sell more than the others. In other words, I will find out out that which kind of product in my niche is in high demand and after doing thorough market research I will chose a good and quality product for my website business.

Creating Unique and Interesting Content for my Website Business

Now comes the very important part and that is content creation. As I personally don’t like to write in niches about which I am not passionate about so I will hire 2-3 good high quality freelance writers to write excellent unique articles for my new venture.

Remember that the content is the king. And if you can create unique and interesting enough content than the sky is the limit for making money online for you. I am also planning to pay US$ 5 per article to the quality freelance writers. I know that this will be a really high cost but according to the size of the venture, this is an Investment.

Doing the Social Media Marketing of my Website

Now comes another important part of the entire venture and that is website marketing. We do website marketing to drive a targeted web traffic. there are several ways to market your website and content but I personally prefer the social media sites to market my content and websites such as,

- Facebook

- Twitter

Obviously Google is outstanding source of web traffic but it takes a time to build the natural links and drive a targeted organic search engine web traffic and this is the reason I personally prefer Social media websites to drive a huge web traffic. Believe me, social media is the excellent way to drive a web traffic and build a popularity of your website business in a short period of time.

Well, Yes. It is the Highly Targeted Buyers web traffic which is the success of developing a profitable website business out of scratch and sell it for a huge profit. Let me explain you how I do it?

Let me explain you my own example of one Blog on “Mutual Fund Investment Tips & Strategies”. That entire Blog was about Mutual Funds Investing. And I was promoting one affiliate products from ClickBank.com which was about “Mutual Funds Investing Secrets”. Now, there are literally thousands of Keywords for “Mutual Funds” word if you visit the Google Keywords Tool External.

Now, what I am suggesting you is that I used to target “Buyers Keywords” because I wanted to sell the affiliate product which was about mutual fund investing. Now, you can attract any kind of web traffic from the Google and other search engines if you create a unique and information rich content targeting that keyword.

So if you want to attract the web traffic which is surfing the Internet for the Mutual Funds than you can target the following keywords.

- Best Mutual Funds to Buy

- Top Mutual Funds

- Mutual Funds Performance

- Income Mutual Funds

And so on and on….!!!!

But the only problem with creating a content on the above keywords is that, the above keywords are not the buyers keywords. I mean people who are searching the web for “Top Mutual Funds” are probably have decided to buy the top mutual funds and they will not a buy the Digital Product from you about – Secrets of Mutual Funds.

So You will have to convert the above keywords into the buyers keywords. I mean what the buyer (Or a targeted customer) of your digital product from ClickBank.com will type the word in Google Search Box? Well probably he/she will type the following keywords.

- How to Select Best Mutual Funds?

- How to Build Mutual Funds Portfolio?

- How to Get Rich by Mutual Fund Investing?

- Guide of Mutual Funds

And so on….

The above are the Buyers Keywords and if you create the unique and information rich content on Buyers keywords than it will attract those highly targeted web traffic which will actually buy that product by following the affiliate link from your website. And this is how I create a content for my website/blog businesses and generate lots of affiliate sales.

Thus, a Highly Targeted Web Traffic is the Secret of a profitable website Flipping.

Website Flipping is the hottest money making opportunity online. Let me tell you that what is website flipping and how it works? Well, Website Flipping means buying a website at low price (Or developing a Brand new website out of scratch), monetizing its web traffic and later on selling that website for a huge profit.

I am a website flipper since 2002 and I have developed several successful website businesses out of scratch and later on sold them for huge profits. In Jan 2010, I have sold my 100 profitable websites business portfolio for whooping US $ 3.5 Million and taken the early retirement at the age of 28 years only.

For every sale I will get 75% Commission and that was $ 75 for every sale (The product was worth of $ 100 for the buyer).

So it was really a good deal. And that’s why I was developing a website on Sports betting to promote that Click Bank Product. My Goal was to make at least 20 Sales a month from that website and that was $ 1500 of monthly income. and that was US $ 18000 of annual income if we put the annual projections.

I was sure that if I could meet this target, I can sell that website for at least 3-5 times the annual revenue which is a world wide acceptable business valuation standard.  And so my target was to sell that website for % 50-90K. Within 6 months, I was in Capetown and Durban for 8 months and within first 6 months, I developed a Sports betting website which was making US $ 1000-1200 of monthly income by selling sports betting product.

I was very much near to my goal of $ 1500 revenue per month. But well I was happy with $ 1200-1500 of monthly revenue and it was 6 months, I was working on my website business. So i want some change in my life. I wanted to spend money in Casinos of Cape Town. And that’s why I finally decided to sell my sports betting website business.

I listed the website on SitePonit’s market place. Well, at that time, Flippa.com was not there. Within a week of listing, I received literally dozens of bids for my website business. After all, who don’t want to buy a website having the annual income of $ 12K-14K fully on autopilot?

The Highest Bid was $ 60,000. And I agreed for the bid. We arranged the Escrow.com money transfer. Within 48 hours I received $ 60K in the Escrow account and after that I transferred the Domain name and website data to the Buyer. Within 24 hours, the Domain name and a website propagated in the name of a buyer. Escrow people confirmed it and Credited my HSBC Account with whooping $ 60000.

It was really ossam Experience. It was really a thrill. This is how I used to make money flipping websites while travelling the World…!!!

Well, of course this is my strategy of flipping websites. There are many flippers around the world who develop only one website business a year. But sell it for literally hundreds of thousands of dollars. While I develop 20 website businesses a year and sell them for anywhere between $ 2000-10,000 a Website/Blog. Why I personally prefer this strategy is because suppose if few websites don’t sell than also I make my money. While if you have developed just one website a year than it will be sometimes very much difficult to sell that one website.

Another thing is that, many investors are interested in buying a portfolio of websites for huge premium. So you are in a better position as a flipper if you have a portfolio of websites to sell. I have sold my 5-10 websites portfolio at the age of 25 for literally $ 150,000. And in Jan 2010, I have sold my 100 profitable websites portfolio for whooping US $ 3.5 Million.

Thus, over all Website Flipping is a great money making opportunity online. I am not saying that it’s easy money. But well, It’s obviously a way to make Quick money in less time. If you can master a skill of developing profitable eBusinesses and selling it for huge profits than the future is yours…!!!

Let me tell you my own experience of my first ever profitable website flipping. My first website flipping fetch me US $ 12000 after 6 months of hard work for daily 2 hours which is not a bad for a newbie. It was not basically a website but it was basically a Forum, A Pet Discussion Forum where every pet lover come to discuss about their lovely pet.

I have started this Forum from vBulletin Forum software. I have installed vBulletin Forum software on my HostGator Host and launched the forum. After that I started marketing that forum on email. Well, it was early 2000 and YouTube, Facebook, Twitter, Digg and StumbleUpon were not still in the market. In fact, the concept of Social media was totally new at that time. And the email marketing was the only way to spread your message to mass online population.

Of course, many people were considering email marketing a spam. But it was the only option to spread the message across the internet. So I had started the internet marketing via email. I also send invitation emails to my friends also to join my forum. And I also started posting good threads for discussion and also the good information rich posts on my Forum. This attracted the new visitors from the search engine.

Just after few months, I started making $ XXX from my Google AdSense account and I started re-investing that money for my Forum Business. I hired 3 forum moderators who will work on behalf of me and answer the queries of the questions of the forum readers. Just after few months when the Forum grows to few thousand visitors, I ran a contest on the forum. The contest was – the person who will actively participate in the forum for at least one month and create highest content will get Sony Digital Camera.

And believe me, this strategy worked. Literally several hundred forum users have participated in the forum actively and create a massive content on the forum. And within a month, the search engine traffic boosted several folds. Because in just one single month, Enthusiastic forum members have created massive content on the forum.

Now the Forum Started making almost $ 500-600  per month. And it was fully on autopilot. Means I did not have to lift my finger to grow it. Because it was the user generated content so it was growing by itself only. So now, it was time to sell the forum. Well, it was early 2000 and there were not any online marketplaces like Flippa.com. eBay was there so I listed my forum on eBay for sell. And just in 3 days, one buyer has bought the forum for BIN (Buy Instantly Now) price of $ 12000.

It was my first ever website flipping. After that I realized the potential of website flipping. I realized that developing a successful business out of scratch is an art and not the everyone around this world can do this. And that’s why this skill of developing successful and profitable businesses can make me rich in my young age. After that I developed and flip several website businesses in my life and made literally millions of dollars.

Let me today tell you my story of the most profitable website flipping. I have literally develop hundreds of websites in my life and flip them for profits. Well, it was a summer vacation in my college and everybody was at home. I was also at my home in Sydney, Australia. And at one weekend I was in Start City Hotel and Casino with my friends. After that I started posting good quality and unique content on that website. I also hire one freelance writer who had write 100 quality and unique posts about roulette for me. After that I started doing Articles marketing on several articles directories on the web having a back links pointing towards my roulette website.

This has increased the link popularity in the search engines for my site also.

Within just 3 months the website started selling literally 100-150 products a month which was around $ 7500-11250 income a month. And that is around 80K-100K revenue a year. Now, it was time to sell a website for profit. Of course at that time, there was no Flippa.com but it was just Sitepoint.com So I listed my website for sale on Sitepoint’s market place.

You won’t believe this but within just few hours, the bidders were in queue. And finally after 7 days, the highest bid was US $ 300,000. I was really happy with this figure. The buyer transferred the money in the Escrow.com account (A Third party service which is really helpful to secure online transactions) after that I transferred the domain name and website to the new buyer and Escrow people have credited my Bank account with whooping US $ 300,000.

Well, it was my most profitable Individual website Flipping. So Now it was a party time and again to play a roulette game in Star City Hotel….!!!!
